Project Description
Modern Building partnered with Jamboree Housing Corporation to deliver The Foundation, a four-story, 58-unit affordable housing community in downtown Chico. Designed for working families, seniors, and individuals with special needs, the project includes ADA-adaptable units, energy-efficient appliances, and specialized accommodations for residents with hearing and visual impairments.
The first floor features a community lounge with a full kitchen, a youth computer lab, and on-site health and wellness services. Each level includes laundry and bike rooms, while the gated courtyard offers BBQs, a play area, garden, and dog run. The exterior showcases four distinct paint colors, veneered brick, and metal awnings, with rooftop solar and two AT&T cell towers that required complex structural bracing and fiberglass screening to preserve performance without compromising aesthetics.
Despite unusual challenges, including a year-long delay caused by undocumented buried concrete footings the size of semi-trucks and contaminated soil, Modern delivered a project that both Jamboree and the Chico community can be proud of. The underground discoveries inspired the name The Foundation. The build spanned 2.5 years with a final contract value of $18 million. The Foundation stands as a lasting example of Modern’s dedication to quality construction and community impact - a true embodiment of Building Tomorrow Together.
